Yonkers Rentals Attract Manhattan Residents

Yonkers, NY - The Yonkers waterfront, once a site of abandoned industrial buildings, is being reborn as a hot spot for riverfront housing. And leading the way in this riverfront renaissance is Hudson Park, a new complex of luxury rental apartments.
The combination of easy access to Manhattan, affordable rents and spectacular views of the Hudson River and Palisades is why more than half of the residents at Hudson Park are from Manhattan.
For Katherine and Darrell Harris, a professional couple who had been living in a Manhattan studio, moving to Hudson Park was an easy decision. “We needed more space but couldn’t find what we wanted in Manhattan,” said Katherine. “We found what we needed right here at Hudson Park. Not only is our apartment double the space of what we had on the upper East Side but it’s more affordable than the $6,000 we would have to pay for something comparable there.” Plus, she noted, the monthly cost of parking a car at Hudson Park is $150, significantly less expensive than Manhattan.
Jason Llorenz, a young attorney who commutes to Manhattan, said Hudson Park offers an incredible value in today’s housing market. “After living in Washington, D.C. for five years, I never imagined I would find a superb quality of life so close to Manhattan when I started to look for a place to live,” he said. “Hudson Park is perfect for me. Not only is the Metro North Station steps away but the apartment space and the river views are simply phenomenal. This would be impossible to find or afford in Manhattan. I love the gym where I go several times a week and enjoy meeting a lot of nice people there,” he added.
Tyler Perez, a telecommunications engineer, moved to Hudson Park from Manhattan because the location is more convenient for visiting his clients in Connecticut, New Jersey and upstate New York. Location is just one of many reasons why he chose Hudson Park.  “My apartment is laid out very well compared to what I had in Manhattan. I like having a concierge service where packages can be held while I’m away. The security and amenities, especially the fitness center, are excellent.”
Hudson Park South, the first phase of this highly successful $200 million waterfront development, is nearly 100 percent leased. The complex features 266 luxury apartments, restaurants, office space and public waterfront esplanade. Monthly rents start at $1,570 for one-bedroom apartments and $2,140 for two bedrooms.
Hudson Park is conveniently located next to the Yonkers Metro North train station, which is only 25 minutes from Grand Central Station. The recently renovated train station provides direct access to the esplanade at Hudson Park. Residents of Hudson Park can also enjoy the convenience of taking the New York Water Taxi at the nearby Yonkers City Pier, which offers a 45-minute commute to Wall Street.
Building on the success of Hudson Park South, project developer Collins Enterprises, LLC is putting the finishing touches on Hudson Park North which is scheduled to open this spring. Hudson Park North features 294 luxury apartments in two towers of 14 and 12 stories connected by a four-story building.
Collins Enterprises, which is developing Hudson Park North in a joint venture with AIG Global Real Estate, reports strong demand for the new apartments with a waiting list of more than 100.
Arthur Collins, co-founding principal of Collins Enterprises, LLC, said he expects many of the new residents of Hudson Park North will be coming from Manhattan. “The high cost of Manhattan rentals, combined with a tightening of the mortgage market, has made Hudson Park very appealing to those who are looking for quality housing at affordable rents. We are also seeing a growing number of people who are opting to rent rather than purchase a new condominium,” he said. “Manhattan has been our biggest market and we expect that to continue with the opening of Hudson Park North,” he added.
Monthly rents at Hudson Park North will start at $1,800 for a one-bedroom and $2,300 for two bedrooms. The apartments feature spacious walk-in closets, luxurious bathrooms, washers and dryers, wall-to-wall carpeting, and fully applianced designer kitchens. Hudson Park North also offers a wide array of lifestyle amenities including a health and fitness center, riverfront courtyard, esplanade, community rooms and business center. Parking is provided in an attached garage.
In addition to appealing to Manhattan residents, Hudson Park is also attracting young professionals. About 40 percent of the residents at Hudson Park are in the 31 to 40-year age bracket. And nearly 60 percent of the renters are single. “We have a very dynamic and active community at Hudson Park that is bringing new energy to downtown Yonkers,” said Mr. Collins. 
For example, he noted that the success of Hudson Park is attracting new upscale restaurants to the Yonkers waterfront, notably celebrity chef Peter Kelly’s X2O Restaurant, which offers five-star dining in a spectacular waterfront setting.
“The long-awaited revitalization of downtown Yonkers is beginning to unfold and we’re proud that Hudson Park is playing a major role in this urban success story,” Mr. Collins said.
