YONKERS — A developer has proposed converting two vintage downtown office buildings into work-live apartments.
Manor House Broadway, of 33 Bonnie Briar Lane in Larchmont, was scheduled for its first hearing before the Yonkers Planning Board on Wednesday for 2 Manor House Square and 41 N. Broadway. The company proposes a rear four-story addition to 41 N. Broadway so it would match the height of 2 Manor House Square.
The complex would then be built with 12 one- and two-bedroom apartments on the second through fourth floors, while the ground level would be reserved for a retail or restaurant business.
The developer has approvals from the city Zoning Board of Appeals, which it received July 21, and needs a special-use permit from the Planning Board.
It also proposes to lease 20 parking spaces for the complex from the Yonkers Parking Authority in Larkin Plaza. The application does not address the city's intention to uncover the Saw Mill River at Larkin Plaza, which could eliminate most of the Parking Authority's spaces there.
If the Planning Board approves the application, the developer expects to begin construction in October for a March 2012 completion.
The proposal is the latest sign of development recovery downtown. This year CVS Pharmacy applied to the Planning Board to open a store at 25 Prospect St., while Key Bank opened a new branch at 66 Main St. in April.
